COMPLEX LEASING EXECUTIVE


Requirements:
  • Possess a Degree or Diploma in Marketing, Business Administration or related discipline.
  • Preferably with 2-3 years working experience in similar capacity in the shopping complex management or property management industry with solid background and track records.
  • Sound knowledge in tenancy agreement preferably experience in property management and leasing of shopping centre.
  • Independent, negotiation skills, resourceful, highly motivated and result-oriented.
  • Good communication skills & proficient in English, Bahasa Malaysia and Mandarin. Ability to converse in other languages is an added advantage.

Responsibilities:
  • Sourcing and attending to tenancy related matters including negotiation, issuance of letter of offer, renewal and approval and handing over of unit.
  • Attend and administer to rental/leasing documentation.
  • Responsible for leasing of retail lots within the complex under the Group.
  • Execute marketing and communications activities to improve tenant relationships and build up network with potential tenants.
  • To manage tenants in a proactive manner to ensure the highest possible occupancy with good yields.

QUANTITY SURVEYOR


Requirements:
  • Possess a Degree or Diploma in Quantity Surveying from a recognised University/College.
  • At least 5 years of working experience in Quantity Surveying or equivalent in the project development, construction or consultancy industry.
  • Preferably with experience in high rise buildings exceeding 20 storey.
  • Possess good understanding of building contracts and cost database.
  • Ability to carry out feasibility studies, manage project cost control, handle contract administrative works and regulate good contract documentation.

Responsibilities:
  • Coordinate and liaise with Project Engineer/Contract Manager/project Manager on QS matters.
  • Assist in the overall Pre & Post Contract QS department operation (Quantity Measurement according to SMM2, Preparation of Bills of Quantity, Material Order, Tendering & Cost Analysis, Work Certification & VO assessment, Developer Coordination, Drawings & Consultant Coordination).
  • Responsible to check and verify site requisition on materials, equipment and contracting works.
  • Responsible for measurement and estimate costing of projects undertaken or proposed.
  • To prepare and monitor feasibility study, cash flow and budgeting.
  • Responsible for the preparation of papers and reports to MTC special committee.

RESIDENT ENGINEER


Requirements:
  • Diploma/Degree in Civil/Structural Engineering.
  • Professional Engineer (PE) qualification from (BEM) will be an added advantage. However candidates without (PE) but with adequate relevant experience will also be considered.
  • Minimum 6 years' hands-on experience in undertaking high rise building construction projects exceeding 20 storey from foundation works until completion of projects.
  • Well versed in the uniform building laws and regulatory requirements.
  • Sound engineering knowledge and practical engineering experience in construction works.
  • Knowledge and experience in project scheduling, budgeting, delegation of responsibilities, interaction with sub-contractors and clients, plan reviews, etc.

Responsibilities:
  • Represent the Project Consultant in supervising and overseeing civil and structural engineering works.
  • Ensure that inspection of all materials and works are being carried out in good workmanship and in accordance with the drawings, specifications, standards and procedures.
  • Monitor construction programmes and progress in accordance with the approved work schedules.
  • Liaise with government and local authorities on building matters and construction activities.

SALES EXECUTIVES


Requirements:
  • Possess a Degree or Diploma in Marketing / Business Administration or any other equivalent degree from a recognized University / College.
  • Preferably with 2-3 years relevant working experience in a property development industry.
  • Applicant must be able to work independently, highly motivated, initiative, strong presentation and impeccable communication skills and able to work under pressure.
  • Willing to work during weekends, public holidays and possess own car to travel.
  • Good communication skills & proficient in English, Bahasa Malaysia and Mandarin. Ability to converse in other languages is an added advantage.

Responsibilities:
  • Primary focus is geared towards attending to prospects or tenants for on going and new projects.
  • Cold calling to registrants for on going and new projects.
  • Monitor competitor and press advertisement on daily basis and present a market study to the marketing and sales team.
  • Monitor property news on a daily basis and design a comprehensive filing and monitoring system.
  • Plan and organize all domestic and international marketing and promotional activities such as exhibitions and road shows.
  • Liaise with banks and legal firms.

MARKETING EXECUTIVES


Requirements:
  • Possess a Degree or Diploma in marketing, business studies or any related discipline.
  • Preferably with 2 – 3 years relevant working experience in marketing properties in a property development industry.
  • Applicant must be able to work independently, highly motivated, initiative, strong presentation and impeccable communication skills and able to work under pressure.
  • Good interpersonal skills, innovative, creative and results oriented.
  • Willing to work during weekends and public holidays.
  • Good communication skills & proficient in English, Bahasa Malaysia and Mandarin. Ability to converse in other languages is an added advantage.

Responsibilities:
  • Liaise with Government Bodies, financial institutions, solicitors, media and advertising agencies.
  • Carry out marketing research, feasibility studies and analysis of the market.
  • To promote the assigned project(s) to new and existing customers from lead to close with different means and methods.
  • To meet productivity and sales target set by the company.
  • Involve in planning, developing and implementing sales strategies and sales activities.
  • Plan and organize all domestic and international marketing and promotional activities such as exhibitions, product launch, carnival and road shows.

PROJECT MANAGER


Requirements:
  • Possess a Degree Civil/Structural Engineering.
  • Professional Engineer (PE) qualification from the Board of Engineers Malaysia (BEM) will be an added advantage. However candidates without (PE) but with adequate relevant experience will also be considered.
  • Minimum 5 years experience as Project Manager, experience in undertaking high rise building construction projects exceeding 20 storeys.
  • Knowledge and experience in project scheduling, budgeting, delegation of responsibilities, interaction with sub-contractors and clients, plan reviews, etc.

Responsibilities:
  • Prepare feasibility study, cash flow projection and analysis.
  • Leading Project Team for the implementation of property development.
  • Develop and monitor overall program to ensure timely project completion.
  • Tender review and propose award to the tender board.
  • Monitor and liaison with authorities on submissions and approvals.
